Title charges

Title charges are the legal costs associated with the conveyance of real property and providing good and marketable title to the homeowner. These costs are usually paid by the borrower(s) unless otherwise agreed to in the sales contract.

Attorney's fees:
The cost charged by the attorney to close the loan.

Document preparation:
The cost charged by a third party to prepare the loan closing documents.

Title insurance:
The premium cost to insure the closing against title defects. The attorney obtains the policy.

Recording fees:
The cost to record the new deed of trust and note at the Register of Deeds’ Office.
