Other Settlement Costs
Other settlement costs are usually the responsibility of the borrower unless otherwise agreed to in the sales contract.

Home inspection fee:
The cost charged by a home inspector or general contractor to inspect the home for structural and mechanical defects. A home inspection is generally at the buyer's option.

Survey:
The cost of a property survey. The closing attorney will generally determine the need for a survey. Typically, a newly constructed home will require a final survey. Refinances can usually have a re-certification as to matters of survey. Existing home purchases will require surveys at the title insurance company’s request.

Pest inspection (termite inspection):
The cost of inspecting existing homes being purchased for wood destroying insects, their damage and/or conditions conducive to these insects. Homes that are newly constructed will have a soil treatment guaranty provided by the builder rather than a termite inspection.
